Puget Sound rain and east-side freeze split the WSDOT book.
Seattle industrial and port lots fail on months of rain; Spokane still freezes. I-5 is not I-90 — send the side of the Cascades.
Why this market
West-side rain, east-side freeze, and port lots that stay live.
Western Washington is a drainage job with port traffic. Seattle, Tacoma, Bellevue, and the I-5 industrial corridor take months of rain that will pond if the overlay was never graded. Port-adjacent yards and campus lots stay live through the wet season — night work and water belong in the first number. Eastern Washington is a freeze book: Spokane and the I-90 inland lots see freeze-thaw that pries open a west-side mix. Vancouver sits in the Portland-adjacent wet book, not the Spokane freeze book. WSDOT-adjacent yards and municipal packages come with drainage and season notes. What fails here is standing water, joints that open after freeze on the east side, and a Seattle mix on a Spokane site. This is not an Oregon clone: ports, I-5 vs I-90, and a different DOT. If both sides of the Cascades are in the RFP, tag them.
Headquarters is Charlotte. We do not invent a Seattle storefront. Commercial and public only — one licensed, insured NEXTPAVE contract, not a partner marketplace and not a recruiting page. Crews deliver in-market. We do not publish a Puget Sound phone or street address we do not operate. Puget Sound ports and Spokane freeze are one contract when both sides of the Cascades are listed.
What fails here
Climate and traffic the spec has to name.
A statewide mix note is how a Washington lot fails in year two. These are the failures the Charlotte desk prices when they are in the package.
West-side mix on a Spokane lot
East-side freeze pries open a Puget Sound section. Tag I-5 vs I-90.
Port yard specified like a suburban pad
Container and truck turns shove a thin overlay. Section has to match the axle load.
Winter ponding treated as a summer issue
West-side rain is the season. Grade and inlets belong in the first number.
Where the lots sit
Puget Sound and ports first. I-90 freeze if the book goes inland.
Seattle, Tacoma, Bellevue, and I-5
Port-adjacent yards, campus lots, and retail that stay live through rain. Drainage belongs in the first number. This is wet-side industrial and ports — not a Spokane freeze pad and not a Portland note with the city swapped. Container and truck turns shove a thin overlay. If the lot ponds from October to May, send that with the plans and the night window. A Tacoma port yard needs axle notes a suburban Bellevue pad will not carry.
Spokane, Vancouver, and statewide
Inland freeze on I-90, Columbia industrial, and public lots. Vancouver is wet-side, not east-side. Attach every site. Different climates — one contract when they are in the same RFP. Spokane needs freeze notes a Seattle mix will miss. Tag I-5 versus I-90 so estimating does not apply one section to both sides of the Cascades. Port axle notes stay on the Sound; freeze notes stay inland. Vancouver is wet-side; do not file it under the Spokane freeze note.
What to send
A complete Washington package.
Washington estimating needs the Cascades split, port notes, and the drainage sheet.
- I-5 west vs I-90 east tag on every site
- Port or industrial axle and turning notes on Puget Sound yards
- Existing ponding and winter drainage failures
- Freeze notes for Spokane and inland lots
- WSDOT-adjacent or municipal addenda and night windows
Scope
Commercial services we bid in Washington
We bid mill and overlay, parking lots, patching, striping, and ADA on commercial and public sites. Residential driveways are out of scope.
FAQ
Washington climate, national prime.
- Do you have a Seattle paving office?
- No. Headquarters is Charlotte. Washington commercial work is bid from that desk and delivered in-market. We do not invent Puget Sound storefronts.
- Is Spokane the same spec as Seattle?
- No. The west is rain, ports, and drainage. The east is freeze-thaw. A west-side mix on an I-90 lot fails.
- Can one package include a Tacoma port yard and a Spokane campus?
- Yes. Tag I-5 vs I-90. Port axle notes on the west, freeze on the east, one contract.
- Do you pave residential driveways in Washington?
- No. Commercial parking lots, port and industrial yards, campus lots, and public work only.
