Seal a lot that already works. Do not seal a failure.
Protection between mill cycles on a section that still drains. Sealcoat is not overlay, not patching, and not a way to hide alligator that is already pumping.
Preservation, not capital
If the lot ponds or pumps, sealer is theater.
Commercial sealcoating is a preservation coat on oxidized but structurally sound asphalt. It is the work between mill cycles, not the mill. Driveway crews and equipment catalogs are a different job. A commercial lot is neither. If water stands, if the base is pumping, or if alligator is structural, the sealer will look dark until the next storm and then you still have a capital job. Crack filling belongs with seal when the cracks are the failure mode. Restriping belongs with seal because the coat buries the layout. What does not belong is using seal to defer an overlay the lot already asked for.
NEXTPAVE bids commercial and public sealcoating from Charlotte when it is the right line — often with crack work and striping in the same number. We do not seal houses. We will not recommend seal as a substitute for mill on a failed section. If the package is mixed — seal these pads, mill those — label them. A chain-wide ‘seal everything’ note is how the pumping sites get a coat instead of a repair.
Right when
- A commercial lot that still has a sound section, drains, and is oxidizing between mill cycles.
- Crack filling and restriping that should happen in the same close as the coat.
- A preservation year in a capital plan that already has mill on the calendar later — not instead of mill.
Wrong when
- Ponding, pumping, or alligator that has gone through the mix. That is mill, patch, or rebuild.
- Open potholes. Fill and compact first. Sealer is not mix.
- A driveway. Out of scope. Most ‘sealcoat near me’ demand is residential — we do not bid it.
What fails
Sealcoat specified on the wrong lot.
These are the jobs that look finished in photos and fail in weather.
Coat over a dish
Sealer does not create fall. If the lot already ponds, you sealed a puddle. Fix grade or mill. Then talk preservation.
Seal instead of overlay
Structural alligator under a fresh coat is still structural. The dark lot is not a new section.
Seal without a stripe plan
The coat hides stalls and fire lanes. If restriping is not in the same bid, the lot reopens unsigned.
What’s in the package
A preservation package, not a spray and a hope.
Scope
- Surface preparation and crack work called out in the spec
- Commercial sealcoating on a lot that is actually a candidate
- Restriping after cure when the coat covers the layout
- Work windows that match retail or warehouse hours
- An honest note when the photos show mill, not seal
Cure and reopen
A live lot cannot take traffic on wet sealer. The ops window includes cure, not only spray hours. Night work is common on retail pads.
Weather is the product
Seal wants a dry, warm window. Freeze markets and monsoon weeks are schedule constraints. Do not force a coat into a storm so the PO closes this month.
What to send
What to send for a seal number that will not embarrass the lot.
Photos of the worst aisle matter more than a square-footage guess. If it pumps, say so.
- Recent photos of ponding, alligator, and any pumping — not only the pretty aisle
- Whether crack filling and restriping are in this close
- Last mill or overlay date if you have it — we will not invent a warranty from it
- Live-lot and night constraints
- Which pads in a chain are seal vs mill. Do not blend them.

FAQ
Sealcoat as preservation, not as capital.
- Will sealcoating fix cracks and potholes?
- No. Crack filling can go with seal. Potholes need patching. Ponding and pumping need mill or reconstruction. Sealer is a coat on a lot that already works.
- How is commercial sealcoating different from a driveway job?
- Traffic, phasing, striping, and a spec that has to survive a facility audit. We bid commercial and public lots only. We do not chase residential ‘near me’ work.
- Should we seal after a mill and overlay?
- Not as a substitute for letting the overlay do its job. Preservation timing belongs in the capital plan. Do not coat a brand-new lift because a calendar said ‘seal this year.’
- Can seal and mill be in one RFP?
- Yes, if you label which sites get which. A single ‘sealcoat all locations’ line is how failed pads get the wrong product.
