Capital work
Mill & overlay
Mill first when another lift would bury the drain. Hold elevations, restore the surface, restripe and ADA in the same bid.
Home / Services
Read the failure, then bid the right line — and put striping and ADA in the same number so the mill does not erase the layout. Commercial and public only. Charlotte desk, nationwide delivery.
What the lot is doing
A coat will not rebuild a pumping court. A bag patch will not save a field of alligator. Overlay without mill raises ramps. If the chain has pads in different conditions, label them — do not blend a unit price.
Hold
Isolated failures, saw-cut full-depth, keep the court open until mill. If the same hole returns, the base is the bid — not another dump of mix.
Preserve
A sound lot that still drains, oxidizing between mill cycles. Not a rebuild. Not a coat over ponding. Restripe in the same close or the layout disappears.
Resurface
Tired wearing course, sound base, hold curb and ramp elevations. Overlay without mill traps water and steepens accessible stalls.
Rebuild
Expansions, greenfield pads, and courts where the section is gone. Overlaying a pumping base is a second bid next year.

Live courts, truck vs car sections, drainage, and a turnover that includes markings.
New section when mill will not hold: expansions and reconstruction.
Full-depth commercial repair — not a hardware-store bag of mix.
Preservation on a lot that already drains. Theater on a lot that pumps.
Layout after mill: stalls, fire lanes, night work — not a rental machine.
Stalls and slopes in the overlay number. We build the drawing; we do not invent stall counts.
