West-side rain and east-of-Cascades freeze are two books.
Portland industrial lots fail on months of rain; Bend and the east still freeze. I-5 is not I-84 — send the side of the Cascades with the site list.
Why this market
Willamette water, Cascade freeze, and ODOT addenda.
Western Oregon is a drainage job. Willamette lots take months of rain that will pond if the overlay was never graded. Portland, Beaverton, and the I-5 industrial corridor — distribution, campus, retail — stay live through the wet season, so night work and water belong in the first number. East of the Cascades is a freeze book: Bend, the high desert, and I-84 yards see freeze-thaw that pries open a west-side mix. Salem and Eugene sit in the wet book with capital and university-adjacent lots. ODOT-adjacent yards and municipal packages come with drainage and season notes. What fails here is standing water, joints that open after freeze on the east side, and a Portland mix on a Bend site. This is not a Washington clone: different DOT, different industrial mix, same rain-vs-freeze split. If both sides of the Cascades are in the RFP, tag them.
Headquarters is Charlotte. There is no invented Portland storefront. Commercial and public only — one licensed, insured NEXTPAVE contract, not a vendor marketplace and not a recruiting page. Crews deliver in-market. We do not publish a Willamette phone or street address we do not operate. Portland rain and Bend freeze are one contract when both sides of the Cascades are listed.
What fails here
Climate and traffic the spec has to name.
A statewide mix note is how a Oregon lot fails in year two. These are the failures the Charlotte desk prices when they are in the package.
West-side mix on an east-side lot
Bend freeze pries open a Willamette section. Tag the side of the Cascades.
Overlay that ponds all winter
Portland rain is not a summer event. Grade and inlets belong in the first number.
I-5 industrial specified like a retail pad
Truck corridors shove a thin overlay. Freight sites need a section that matches the turns.
Where the lots sit
Portland industrial first. East of the Cascades if the RFP crosses the pass.
Portland, Beaverton, and the I-5 corridor
Distribution, campus lots, and retail that stay live through rain. Drainage belongs in the first number, not as extras after award. This is wet-side industrial — not a Bend freeze pad and not a Seattle port note with the city swapped. I-5 yards take truck turns that shove a thin overlay. If the lot ponds from October to April, send that with the plans. A Willamette lot that ponds from October to April needs grade in the first number.
Salem, Eugene, Bend, and statewide
Capital-region public lots, Willamette industrial, and high-desert freeze east of the Cascades. Attach every site. I-84 freight is a different book than I-5. One contractor holds the package. Bend and the east need freeze notes a Portland mix will miss. If both sides of the Cascades are in the RFP, tag them on page one. Salem and Eugene stay in the wet book unless you say otherwise. I-84 east of the pass is a freeze book, not an I-5 wet-side detail.
What to send
A complete Oregon package.
Oregon estimating needs the Cascades split and the drainage sheet.
- West vs east-of-Cascades tag on every site
- Existing ponding and winter drainage failures on Willamette lots
- Freeze notes for Bend and I-84 yards
- Night or live-ops windows on Portland industrial
- ODOT-adjacent or municipal addenda
Scope
Commercial services we bid in Oregon
We bid mill and overlay, parking lots, patching, striping, and ADA on commercial and public sites. Residential driveways are out of scope.
FAQ
Oregon climate, Charlotte desk.
- Do you have a Portland paving office?
- No. Headquarters is Charlotte. Oregon commercial work is bid from that desk and delivered in-market. We do not invent Willamette storefronts.
- Is east of the Cascades the same spec as Portland?
- No. The west is rain and drainage. The east is freeze-thaw. A west-side mix on a Bend lot fails.
- Can one package include Portland and Bend?
- Yes. Tag both sides of the Cascades. Drainage on the west, freeze on the east, one contract.
- Do you pave residential driveways in Oregon?
- No. Commercial parking lots, Portland industrial yards, campus lots, and public work only.
