Phoenix heat and Flagstaff freeze are not the same mix.

Valley UV oxidizes overlays; monsoon cells pond on lots that were never graded; the pines still freeze. Send both climates in one book if that is the RFP.

Night paving on a commercial lot, placeholder for Arizona mill and overlay

Why this market

Valley oxidation, monsoon water, and a freeze line in the pines.

Phoenix and the East Valley cook mix. UV oxidizes overlays and striping; heat shoves at drive aisles that take truck turns all day. Monsoon cells dump water on lots that were never graded — standing water after a July storm is a failed overlay, not a punch-list item. Flagstaff and the high country still freeze. A Valley mix at elevation is a year-two failure. Tucson sits between those two books: heat, some monsoon, less freeze than the pines. ADOT-adjacent yards and municipal packages come with heat, drainage, and sometimes night restrictions. What fails here is a statewide template, oxidation left off the spec, and a number that ignored monsoon ponding. If the package is a Phoenix distribution campus plus a Flagstaff hospital lot, say so in the first page of the book.

Headquarters is Charlotte. We do not list an empty Phoenix office. Commercial parking, data-center and distribution campuses, and public work only — one licensed, insured NEXTPAVE contract, not a partner marketplace. Crews deliver in-market. We do not invent Valley phones or storefronts. Flagstaff freeze and Valley heat are both bid from Charlotte when they are in the same book.

What fails here

Climate and traffic the spec has to name.

A statewide mix note is how a Arizona lot fails in year two. These are the failures the Charlotte desk prices when they are in the package.

Valley mix at Flagstaff elevation

High-country freeze pries open a Phoenix section. Note elevation and freeze on every northern site.

Overlay that ponds after monsoon

July cells find every low spot. Drainage and grade belong in the first number, not as extras after award.

UV left off the striping spec

East Valley sun cooks markings. If the lot is live retail, specify a marking system that will survive a summer.

Where the lots sit

Valley campuses first. Tucson and the pines if they are in the book.

Phoenix metro and the East Valley

Logistics parks, national retail, medical campuses, and data-center lots that cannot lose a weekday. Heat oxidation, night work, and monsoon drainage belong in the first number. I-10 and Loop 202 yards take truck turns that shove a thin overlay. If the lot is live through July, say so — a daylight-only number will not match operations on an East Valley campus. Monsoon ponding on an East Valley pad is a grade problem, not a sealcoat extra.

Tucson, Flagstaff, and the rest of Arizona

Southern growth lots and high-country freeze. Attach every site. A Flagstaff hospital lot is not a Mesa warehouse pad. Tucson sits between those books: heat, monsoon, less freeze than the pines. We return one contract — licensed and insured — not a different paver per metro. Elevation and freeze notes belong on every northern site in the package. If the RFP mixes Valley and pines, tag elevation on the first page of the book.

What to send

A complete Arizona package.

Arizona estimating needs climate per site, not a statewide mix note.

  • Site list with metro or elevation — Phoenix, Tucson, and Flagstaff are different books
  • Monsoon drainage and existing ponding notes
  • Night or live-ops windows for retail and data-center lots
  • ADOT-adjacent or municipal wage and addenda if they apply
  • Existing shoving or oxidized surface so we are not guessing the section

Scope

Commercial services we bid in Arizona

We bid mill and overlay, parking lots, patching, striping, and ADA on commercial and public sites. Driveways and HOA streets are out of scope.

FAQ

Arizona heat, Charlotte desk.

Do you have a paving office in Phoenix?
No. NEXTPAVE is headquartered in Charlotte. Arizona commercial and public asphalt is bid from that desk and delivered in-market. We do not list empty Valley offices.
Is a Phoenix mix acceptable in Flagstaff?
Usually no. High-country freeze is a different section. If both climates are in the RFP, the spec should say so per site.
Can one package include Valley lots and a Flagstaff campus?
Yes. Name both, attach drainage and freeze notes, and we bid them as one accountable package. Monsoon phasing belongs in the Valley sites.
Do you pave residential driveways in Arizona?
No. Commercial parking lots, industrial and data-center yards, access roads, and public work only.
