St. Louis clay and Kansas City freeze along I-70—two metros, two soils, one MoDOT-adjacent bid.

Eastern lots move with clay; Kansas City lots take freeze and wind on the I-70 approach. A single Midwest overlay number misses both metros.

Why this market

Clay in St. Louis, freeze in Kansas City

Missouri splits. St. Louis-region commercial lots sit on clay that swells when wet and shrinks when it dries, so a thin overlay over a moving subgrade is a seasonal crack, not a repair. Kansas City-side lots along I-70 take freeze, plow steel, and wind that the river city does not share in the same week. MoDOT-adjacent yards and municipal lots add spec and wage language; if you also own Kansas-side sisters, that is KDOT paper and a different line. What fails here is treating STL and KC as one production plan, drainage that never accounted for clay movement, and a number that ignored which metro cannot lose a dock. Send soils notes if you have them, and which side of the state—and the state line—each property sits on.

Headquarters is Charlotte, North Carolina. We do not operate a St. Louis or Kansas City, Missouri office. You award NEXTPAVE as prime; licensed, insured crews execute in-market in both metros if you own both. Commercial and public only—clay-side warehouses, I-70 freight, retail lots, campuses, municipal and MoDOT-adjacent sites. No driveways. No partner recruiting. Two cities, one Charlotte bid desk.

What fails here

Climate and traffic the spec has to name.

A statewide mix note is how a Missouri lot fails in year two. These are the failures the Charlotte desk prices when they are in the package.

Expansive clay under St. Louis lots

Clay moves. The mat follows. A cosmetic lift over a wet, swelling base is a crack pattern you will buy again.

I-70 freeze on the Kansas City approach

Western-metro lots take freeze and wind the river city does not. Pricing KC like Clayton is a miss.

Two metros, two production clocks

A statewide package that never splits STL and KC will phase wrong, haul wrong, and overlay the wrong week.

Where the lots sit

St. Louis clay lots, Kansas City freeze, I-70 corridor

St. Louis industrial, retail, and clay pads

Warehouse, national-retail, and campus lots on the eastern side need drainage and structure that assume clay movement—not a thin lift after a wet spring. We bid mill and overlay and full-depth repair where the subgrade pumped. MoDOT-adjacent language belongs in the package if the lot is public-adjacent. Send soils or drainage notes you already have. A Kansas City freeze paragraph will not save a Clayton clay pad.

Kansas City, Missouri and the I-70 spine

KC-side freight and retail take freeze and a different truck pattern than the river metro. If you own Kansas-side lots too, list them separately—KDOT paper is not MoDOT paper. I-70 corridor sites between the metros need their own haul and season notes. We will not invent a Kansas City storefront to collapse two soils into one line item. Clay notes and freeze notes belong on different lines of the same award.

What to send

A complete Missouri package.

A Missouri bid that collapses St. Louis clay and Kansas City freeze into one line will not hold.

  • St. Louis-region versus Kansas City, Missouri for every site
  • Kansas-side sister lots listed apart, with KDOT notes if public-adjacent
  • Clay or drainage problems you already know on eastern pads
  • MoDOT or municipal spec and wage language where it applies
  • I-70 corridor properties and which docks cannot close

FAQ

Missouri bid-desk questions

Do you have a St. Louis or Kansas City office?
No. Headquarters is Charlotte, North Carolina. We bid Missouri commercial and public work from Charlotte and execute with licensed, insured crews in-market. No invented storefront in either metro.
How do you spec clay lots versus MoDOT-adjacent freeze lots?
Eastern clay needs structure and drainage, not a surface treatment over a moving base. Public-adjacent lots may carry MoDOT mix and wage notes. KC freeze is a different joint problem. Say which metro you are bidding.
Can one contract cover St. Louis and Kansas City?
Yes. Split the list. Two metros, two soils, one award—if the package says so. We will not phase them as one climate.
Do you pave residential driveways in Missouri?
No. Warehouses, retail lots, campuses, municipal lots, industrial yards, and MoDOT-adjacent sites only.
