I-90 lots in Billings, Bozeman, and Missoula share a short season.
Montana is not a Wyoming clone: three I-90 metros, mountain weather between them, and a calendar that closes. Send every site before the window moves.
Why this market
A short season on I-90, not a high-plains wind story.
Montana commercial work lives on a short season and a long I-90 string. Billings is the logistics and retail volume. Bozeman is growth lots, campus, and a shoulder that closes earlier than the Yellowstone Valley. Missoula is wetter western freeze and university-adjacent commercial. Those three are not interchangeable, and none of them is a Cheyenne wind yard. Freeze-thaw pries open thin overlays. Wind and UV at elevation oxidize mix, but the bid-desk problem is the calendar: MDT-adjacent yards and municipal lots arrive with season limits. What fails here is overlay placed too late, joints that open on the first thaw, and a package that treated Bozeman like Billings. Drainage that ponds after snowmelt fails next. If Great Falls or a high-country site is in the book, say so — we will not invent coverage between the metros.
Headquarters is Charlotte. There is no invented Billings office. Commercial and public only — one licensed, insured NEXTPAVE contract, not a recruiting page and not a copy of a Wyoming market note. Crews deliver in-market. We do not publish an I-90 phone or storefront we do not operate. Billings, Bozeman, and Missoula are one contract only when all three are actually listed.
What fails here
Climate and traffic the spec has to name.
A statewide mix note is how a Montana lot fails in year two. These are the failures the Charlotte desk prices when they are in the package.
Bozeman on a Billings calendar
The shoulder closes earlier in the Gallatin. Season per metro belongs in the first number.
Western site specified like eastern dry freeze
Missoula is wetter. Drainage after snowmelt is not optional on the west side.
Late overlay that misses the window
Montana will not extend the season for a change order. Incomplete specs waste the year.
Where the lots sit
Billings, Bozeman, Missoula. The rest of Montana only if named.
Billings, Bozeman, and the I-90 string
Retail, hospital campuses, and logistics that stay live through freeze. Phasing belongs in the first number because the season will not extend. Billings volume and Bozeman growth are different calendars on the same interstate. If a campus must stay open through commencement or tourist season, say so. Night work is how you keep a live lot inside a short window. A Bozeman campus on a Billings calendar is how the window is missed.
Missoula, Great Falls, and statewide sites you actually listed
Western freeze, capital-adjacent public lots, and high-country sites. Attach every property. We will not treat Missoula as a Billings clone or pad the map with towns that are not in the RFP. Missoula is wetter; snowmelt drainage belongs in that note. Great Falls and mountain sites need their own access and season tags if they are actually in the book. Western snowmelt ponding is not an eastern dry-freeze note with the city swapped.
What to send
A complete Montana package.
Montana estimating needs metro, season, and I-90 access — not a plains generic.
- Site list tagged Billings, Bozeman, Missoula, or other — not “Montana lots”
- Season window per metro; Bozeman is not Billings
- Night and live-ops notes for campus and hospital lots
- Snowmelt drainage and existing ponding
- MDT-adjacent or municipal addenda
Scope
Commercial services we bid in Montana
We bid mill and overlay, parking lots, patching, striping, and ADA on commercial and public sites. Residential driveways are out of scope.
FAQ
Montana season, Charlotte desk.
- Do you have a Billings paving office?
- No. Headquarters is Charlotte. Montana commercial work is bid from that desk and delivered in-market. We do not invent I-90 storefronts.
- Is Montana the same spec as Wyoming?
- No. Montana is I-90 metros and a short mountain-interrupted season. Wyoming is high-plains wind, I-80 / I-25, and energy-adjacent yards. Do not send a clone spec.
- Will you bid Billings and Missoula in one package?
- Yes, if both are in the RFP. They are different moisture and freeze notes. One contract, two site tags.
- Do you pave residential driveways in Montana?
- No. Commercial parking lots, industrial and logistics yards, campus and hospital lots, and public work only.
