Houston clay heat, DFW freeze, and I-35 growth are not one mix.

Gulf lots fail on heat, humidity, and clay that moves after rain; North Texas still freezes. Austin and San Antonio are growth lots, the border and I-35 are industrial — send the metro.

Why this market

Gulf heat, blackland clay, and a freeze line that actually matters.

Houston asphalt lives in heat, humidity, and clay that moves after rain. Drainage that ponds in a Gulf storm is a failed overlay, not a punch-list item. Petrochemical and logistics yards, port-adjacent lots, and medical campuses cannot lose a weekday — night work belongs in the first number. Dallas–Fort Worth still sees freeze-thaw and hail that open joints a Houston mix never sees. Austin and San Antonio are growth lots: new pads, live retail, and soils that are not Gulf clay and not blackland. Border and I-35 industrial — Laredo to San Antonio to the Metroplex — take truck turns that shove a thin overlay. One statewide template is how lots fail in year two. TxDOT-adjacent yards and municipal packages come with climate notes that should already be in the book. If the RFP is Houston plus DFW plus an Austin campus, tag each metro. We will not price Fort Worth like the Ship Channel.

We bid TxDOT-adjacent yards, municipal lots, energy and distribution campuses, and national retail as a prime contractor. Headquarters is Charlotte. There is no invented Houston storefront on this page. If the work is a driveway, it is not ours. Crews deliver in-market under one licensed, insured contract — not a metro office map. Houston, DFW, Austin, San Antonio, and I-35 industrial are tagged per site, not as one mix.

What fails here

Climate and traffic the spec has to name.

A statewide mix note is how a Texas lot fails in year two. These are the failures the Charlotte desk prices when they are in the package.

Houston mix on a DFW lot

North Texas freeze-thaw and hail open a Gulf section. Tag the metro on every site.

Clay and storm drainage left off the Houston spec

Gulf clay moves and storms pond. Grade belongs in the first number, not after award.

I-35 industrial specified like a retail pad

Border and corridor yards take truck turns. A light overlay shoves in year one.

Where the lots sit

Houston heat. Metroplex freeze. Growth and border lots in the same desk.

Houston and the Gulf

Petrochemical and logistics yards, port-adjacent lots, medical campuses, and retail that cannot lose a Saturday. Heat oxidation, humidity, clay movement, and standing water after tropical rain belong in the spec, not as extras after award. Night work is how you keep a live campus. If the lot already ponds after a Gulf storm, send grade notes and photos with the first package. Clay that moves after a Gulf rain is a section and drainage problem, not a patch list.

Dallas–Fort Worth, Austin, San Antonio, and I-35 / border industrial

DFW freeze-thaw and hail, Austin and San Antonio growth lots, border and I-35 industrial. Attach every site in the book. These are not Houston. Blackland freeze opens joints a Gulf mix never sees; growth pads in Austin and San Antonio have different soils again. We return one NEXTPAVE contract — licensed and insured — not a different paver per metro. Border and I-35 yards need truck-turn notes a suburban retail pad will not carry.

What to send

A complete Texas package.

Texas estimating needs a metro tag. Houston, DFW, and the I-35 book are not interchangeable.

  • Metro tag: Houston / Gulf, DFW, Austin, San Antonio, or border / I-35 industrial
  • Clay, ponding, and storm-drainage notes on Gulf sites
  • Freeze-thaw and hail notes on Metroplex sites
  • Growth-pad vs existing overlay and live-ops windows in Austin and San Antonio
  • Truck-turn and axle notes on energy, port, and I-35 yards

Scope

Commercial services we bid in Texas

We bid mill and overlay, parking lots, patching, striping, and ADA on commercial and public sites across Texas. Residential driveways are out of scope in every metro.

FAQ

Texas work, Charlotte desk.

Do you have a paving office in Houston?
No. NEXTPAVE is headquartered in Charlotte. We bid Texas commercial and public asphalt and deliver it in-market under one contract. We do not list empty Texas offices.
Is Houston the same spec as Dallas–Fort Worth?
No. Houston is heat, humidity, and clay. DFW still freeze-thaws and takes hail. Austin and San Antonio are a growth book. The spec should say which metro.
Will you bid a Houston lot and a Dallas lot in the same RFP?
Yes. Name both sites, attach the specs, and we bid them as one accountable package. They are different climates — the spec should say so. I-35 and border industrial can sit in the same book if you tag them.
Is residential paving in scope in Texas?
No. Commercial parking lots, industrial and energy yards, port-adjacent lots, access roads, and public work only.
