Bid the Alaska window before freeze closes the lot.

Alaska paving is a short calendar, not a year-round crew. Send freeze dates, live-ops notes, and every site so the Charlotte desk can price a season that does not wait.

Why this market

The shortest paving season in the book.

Alaska commercial pavement is a season problem first. Interior freeze-thaw pries open thin overlays and any base specified without frost heave. Coastal lots take salt air and melt that has to leave the mat before the next freeze. Anchorage still has a window — airport-adjacent commercial, hospital campuses, retail that stays open through winter — but it is not a Lower 48 calendar. Fairbanks is colder and shorter. Juneau is wet, salt, and port logistics, not an interstate haul. DOT&PF-adjacent yards and municipal packages arrive with season limits a template mix will ignore. We will not overpromise remote village sites the RFP never funded or a barge schedule cannot support. If the book is Anchorage plus Fairbanks plus a capital-region lot, put all three in. Incomplete specs waste the season. Change orders do not move freeze. Night work and live operations belong in the first number because tenants will not wait for a second lift after the window closes.

Headquarters is Charlotte, North Carolina. There is no invented Anchorage storefront on this page. Alaska commercial and public work is bid from that desk and delivered in-market under one licensed, insured NEXTPAVE contract. Not a vendor list. Not a recruiting pitch. Crews execute in-market; we do not publish a local phone or street address we do not operate.

What fails here

Climate and traffic the spec has to name.

A statewide mix note is how a Alaska lot fails in year two. These are the failures the Charlotte desk prices when they are in the package.

Overlay placed after the window

A late lift on a cooling mat will not compact. Joints open on the first Interior thaw and the season is gone.

Base specified without frost heave

Fairbanks and Interior sites move. A Lower 48 section fails under heave the first winter.

Remote access treated as a highway haul

Juneau and bush sites are port and barge logistics. Price access in the first number or do not bid the site.

Where the lots sit

Anchorage volume. Interior and capital sites if they are in the book.

Anchorage and Southcentral

Airport-adjacent commercial, hospital campuses, and retail that stays open through freeze. Phasing belongs in the first number because the season will not extend for a change order. Southcentral still has the longest Alaska window — use it, do not assume it. Night work on live campuses is normal. If the lot must stay open for air cargo or emergency access, say so in the book before estimating starts. Send freeze dates with the first package so we are not guessing the Southcentral window.

Fairbanks, Juneau, and only the sites you actually listed

Interior frost, capital-region public lots, and port sites. Put every property in the package. We will not invent coverage for remote villages that are not in the RFP. One contractor holds the COI path for the sites you named. Fairbanks closes earlier than Anchorage; Juneau is port logistics, not a highway haul. If a bush site is truly in the book, put barge and access notes on the first page.

What to send

A complete Alaska package.

A complete Alaska package includes the season, not just the quantity takeoff.

  • Freeze and thaw dates per site — Anchorage is not Fairbanks and Juneau is not either
  • Night and live-ops constraints for campus, hospital, and retail lots
  • Port, barge, or restricted-access notes if the site is not Southcentral highway
  • Existing section or cores if frost heave is already visible
  • Every property in the RFP — do not add bush sites after award

Scope

Commercial services we bid in Alaska

We bid mill and overlay, parking lots, patching, striping, and ADA on commercial and public sites. Residential driveways are out of scope.

FAQ

Alaska season, Charlotte desk.

Is NEXTPAVE based in Anchorage?
No. Headquarters is Charlotte, North Carolina. Alaska commercial work is bid from that desk and delivered in-market under the NEXTPAVE contract. We do not invent local offices.
How short is the paving window in Alaska?
Short enough that incomplete specs waste the season. Note freeze dates, night work, and live operations so estimating can match the calendar. Fairbanks closes earlier than Anchorage.
Will you bid Anchorage and Fairbanks in the same RFP?
Yes, if both sites are in the book. They are different freeze calendars — the spec should say so. We will not add remote village sites that were never listed.
Do you pave residential driveways in Alaska?
No. Commercial parking lots, industrial yards, campus and hospital lots, and public work only.
