Detroit plants, west-Michigan DCs, and UP lots—three seasons, one salt problem, different MDOT windows.

Michigan is a volume state with three clocks. Chlorides eat joints everywhere; lake-effect, auto-industrial traffic, and the Upper Peninsula do not share a paving week.

Why this market

Three Michigan seasons, one chloride problem

Michigan is not one freeze-thaw paragraph. Southeast industrial—Detroit plants, stamping, rail-served yards—takes chloride brine that eats joints and paint, then freeze that opens what the salt already weakened. West Michigan distribution around Grand Rapids, Holland, and Muskegon sits in lake-effect snow off Lake Michigan: more plow steel, more wet-freeze cycles, a different moisture load than a Wayne County dock. The Upper Peninsula is a third clock. Frost stays longer, the overlay window is shorter, and a crew that prices a Detroit night like a Marquette week will miss the season. MDOT-adjacent yards and municipal lots add mix and night notes; they do not add a local NEXTPAVE storefront. What fails here is treating the state as one slogan: a thin overlay on a pumping base, striping that cannot survive brine, and a package that never says which region you are actually paving.

Headquarters is Charlotte, North Carolina. We do not run a Detroit, Grand Rapids, or Marquette office. You award NEXTPAVE as prime; licensed, insured crews execute in-market in whichever of the three seasons you actually own. Commercial and public only—plant yards, DCs, retail lots, campuses, municipal and MDOT-adjacent sites. No driveways. No partner recruiting. The bid desk is Charlotte.

What fails here

Climate and traffic the spec has to name.

A statewide mix note is how a Michigan lot fails in year two. These are the failures the Charlotte desk prices when they are in the package.

Chlorides on Detroit industrial joints

Plant and rail-served lots take brine all winter. The joint fails before the field. A thin overlay over a salted seam is next spring's mill.

Lake-effect on west-Michigan DCs

Grand Rapids–Holland–Muskegon distribution sits in wet, heavy lake snow. More plow passes, more moisture in the base, a different failure than Detroit river-adjacent yards.

UP window that closes while SE is still open

The Upper Peninsula is not a late add-on to a southeast package. Frost depth and season length change the mix, the haul, and the week you can place it.

Where the lots sit

Detroit industrial, west-Michigan DCs, Upper Peninsula

Detroit plants and southeast freight

Auto-industrial yards, rail-served plants, and national-retail lots in the southeast take salt and live shifts. We bid mill and overlay, full-depth repair at pumping joints, and striping that has to survive chlorides. This is plant-adjacent commercial work—not a claim of OEM contracts we do not have. Send which doors cannot close and whether MDOT language rides with the yard. A Detroit night is not a west-Michigan or UP week.

West-Michigan distribution and the UP clock

Grand Rapids, Holland, and Muskegon DCs need a lake-effect production plan: wetter freeze, more plow steel, different night notes than Detroit. UP lots need an earlier close and a frost-depth conversation. Put all three regions in one package only if you actually own them—and label which is which. We will not invent a Grand Rapids or Marquette office to flatten those clocks. Lake-effect moisture and a UP close date are not optional footnotes.

What to send

A complete Michigan package.

A Michigan bid that says 'freeze-thaw' and nothing else will miss Detroit salt, lake-effect DCs, or the UP window.

  • Region for every site: southeast industrial, west-Michigan lake-effect, or Upper Peninsula
  • Which plant, DC, or retail lots stay live overnight
  • MDOT or municipal spec and wage language if the lot is public-adjacent
  • Photos of brine-eaten joints, plow-scarred edges, and pumping after thaw
  • Whether UP properties share the award or need a separate season note

Scope

Commercial services we bid in Michigan

Mill and overlay, structural patching, parking lots, and commercial striping—one Michigan package when the regions are labeled. Sealcoat only where chlorides have not already opened the joint.

FAQ

Michigan bid-desk questions

Do you have a Detroit or Grand Rapids office?
No. Headquarters is Charlotte, North Carolina. We bid Michigan commercial and public work from Charlotte and execute with licensed, insured crews in-market. We will not invent a Detroit or Grand Rapids storefront.
How do you spec MDOT-adjacent lots versus a west-Michigan DC?
Public-adjacent lots may carry MDOT mix, night, and wage notes. West-Michigan DCs fail on lake-effect moisture and plow steel as much as salt. Southeast plant lots fail on chlorides and live docks. Say which you have.
Can one contract include Detroit, west Michigan, and the UP?
Yes, if you own all three and label the season for each. The UP window is not a Detroit night shifted north. We will not pretend they share a paving week.
Do you pave residential driveways in Michigan?
No. Plant yards, distribution centers, national retail, campuses, municipal lots, and MDOT-adjacent sites only.
