Wichita aviation-adjacent yards and I-70 freeze: wind and hail punish a thin Kansas overlay.

Kansas lots fail from wind-driven rain, hail bruising, and freeze along I-70—not a borrowed lake-state salt story. The KC metro split adds a second DOT if properties sit in Missouri.

Why this market

What wind and hail do to a Kansas overlay

A Kansas commercial lot is an exposure problem first. Wind drives rain into joints, cools a mix on open I-70 pads, and lifts anything that was only a surface treatment. Hail bruises a thin mat and starts the ravel that freeze later opens. Wichita aviation-adjacent industrial parks take that climate plus truck and equipment traffic; that is geography, not a claim that we hold airport or airframe contracts. The Kansas City metro splits the paper: KDOT language on the Kansas side, MoDOT on the Missouri side, same winter, two specs if you own both. What fails here is a Midwest freeze-thaw paragraph copied from Michigan, a lift that ignored hail-scarred surface, and a number that treated Johnson County and Wichita as the same production week. Send which side of the state line each lot sits on.

Headquarters is Charlotte, North Carolina. We do not operate a Wichita or Kansas City, Kansas storefront. You award NEXTPAVE as prime; licensed, insured crews execute in-market. Commercial and public only: aviation-adjacent industrial yards, I-70 warehouses, retail lots, campuses, and KDOT-adjacent sites. No driveways. No partner recruiting. If you also own Missouri-side lots, say so—do not invent an office to cover the line.

What fails here

Climate and traffic the spec has to name.

A statewide mix note is how a Kansas lot fails in year two. These are the failures the Charlotte desk prices when they are in the package.

Wind-driven rain in the joint

Open plains lots take weather sideways. Water in the seam, then freeze, is a different failure than lake-belt brine eating paint.

Hail-bruised surface, then freeze

Hail scars a thin overlay. Freeze finds the bruise. A bid that only photographed summer cracks will miss the surface that already failed.

KC metro split: KDOT vs MoDOT paper

One metro, two agencies if you own both sides. A single 'Kansas City' line item is not a spec.

Where the lots sit

Wichita industry, I-70 freeze, KC Kansas-side lots

Wichita aviation-adjacent industrial

Industrial parks near Wichita aviation take wind, hail, and equipment traffic. We bid mill and overlay and structural repair—not a claim of airfield work we do not have. Say whether the yard stays live and whether KDOT-adjacent language rides with the site. A thin lift on a wind-exposed pad is a season, not a solution. Hail-scarred surface photos belong in the package, not a July walkthrough only.

I-70 corridor and Kansas-side KC

I-70 lots take freeze and wind with long haul between Topeka-region and western sites. Kansas-side Kansas City retail and warehouse pads need KDOT-aware paper if they are public-adjacent, and a clear split from Missouri sisters. Put both in the package if you own the metro on two sides of the line. We will not invent a Johnson County office to cover the split. Hail photos and the state-line split belong in the first package, not a revision.

What to send

A complete Kansas package.

A Kansas bid that skips hail scars, wind exposure, or the KC state-line split will miss the spec.

  • Which lots are Wichita aviation-adjacent industrial versus I-70 corridor
  • Kansas-side versus Missouri-side Kansas City properties, listed separately
  • KDOT or municipal language if the lot is public-adjacent
  • Photos of hail bruising, wind raveling, and joints after freeze
  • Which yards cannot close and which can take a full mill-and-overlay window

Scope

Commercial services we bid in Kansas

Mill and overlay, full-depth patching, parking lots, and commercial striping—one Kansas package. Sealcoat only where hail and wind have not already broken the surface.

FAQ

Kansas bid-desk questions

Do you have a Wichita office?
No. Headquarters is Charlotte, North Carolina. We bid Kansas commercial and public work from Charlotte and execute with licensed, insured crews in-market. No invented Wichita storefront.
How do you treat KDOT specs versus a Missouri KC lot?
Kansas-side public-adjacent lots may carry KDOT mix and wage notes. If you also own Missouri-side sites, that is MoDOT paper. Send both. We will not collapse them into one 'Kansas City' line.
Can one contract cover Wichita and I-70 sites?
Yes. Call out wind-exposed pads, hail-damaged surfaces, and which lots stay live. Western haul and Wichita production are not the same week.
Do you pave houses in Kansas?
No. Aviation-adjacent industrial yards, warehouses, retail lots, campuses, municipal lots, and KDOT-adjacent sites only.
