Front Range freeze and elevation UV fail a plains mix.

Denver freeze-thaw, hail, and UV at altitude are one book; mountain towns are a shorter season. Eastern Plains lots still freeze — send the elevation.

Why this market

Chinooks, hail, and a season that shortens with altitude.

Front Range freeze-thaw pries open anything thin. Chinooks swing the mat from freeze to thaw in a day. Hail opens joints a Gulf mix never sees. UV at elevation oxidizes overlays faster than a coastal spec expects. Denver, Aurora, and the I-25 spine still have a working season if the book is ready. Mountain sites — ski-town commercial, high-country hospitals, CDOT-adjacent yards — close earlier and stay closed longer. Eastern Plains lots freeze hard with less elevation UV but the same joint problem. What fails here is a thin overlay, poor joint work, and striping that does not survive a winter of sand and freeze. If the package is a Denver distribution campus plus a mountain lot, the mountain site needs its own season note. Incomplete specs do not get a longer window.

Headquarters is Charlotte. There is no invented Denver storefront. Commercial and public pavement only — one licensed, insured NEXTPAVE contract, not a recruiting page and not a list of local names. Crews deliver in-market. We do not publish a Front Range phone or street address we do not operate. Mountain sites and Front Range lots are still one contract when both are in the RFP.

What fails here

Climate and traffic the spec has to name.

A statewide mix note is how a Colorado lot fails in year two. These are the failures the Charlotte desk prices when they are in the package.

Thin overlay on a Front Range lot

Freeze-thaw and hail open a light mill. Section and joints belong in the first number.

Mountain site on a Denver calendar

Altitude shortens the window. A July start in the high country is not optional padding.

Striping specified without sand and freeze

Winter maintenance erases cheap markings. If the lot is live retail, say so.

Where the lots sit

I-25 spine first. Mountains and Plains if they are in the same bid.

Denver, Aurora, and the I-25 / I-70 spine

Distribution, national retail, and hospital campuses that stay live through freeze. Night work belongs in the first number. Front Range UV and chinook freeze are the default notes unless you say otherwise. I-25 and I-70 yards take truck turns that open a thin overlay after hail. If sanding and freeze already erased markings, put that in the book. Hail-opened joints on an I-25 campus belong in the first number, not a spring change order.

Colorado Springs, Northern Colorado, mountains, and the Plains

Growth lots along I-25, campus pavement, high-country sites with a shorter season, and Eastern Plains freeze. Put every site in the package. A mountain commercial lot is not a Denver warehouse pad and is not a Plains grain-adjacent yard. Altitude shortens the window; the Plains still freeze hard. Tag elevation so estimating does not apply a Denver calendar to a ski-town lot. Eastern Plains freeze is real even when the lot sits far from the Front Range UV story.

What to send

A complete Colorado package.

Colorado estimating needs elevation and season per site.

  • Elevation or Front Range / mountain / Plains tag on each site
  • Freeze window and any hail or sanding notes
  • Night or live-ops constraints along I-25 and I-70
  • CDOT-adjacent or municipal addenda
  • Existing joint failure or thin overlay so we are not guessing the section

Scope

Commercial services we bid in Colorado

We bid mill and overlay, parking lots, patching, striping, and ADA on commercial and public sites. Residential driveways are out of scope.

FAQ

Colorado freeze, national contract.

Do you have a Denver paving office?
No. Headquarters is Charlotte. Colorado commercial work is bid from that desk and delivered in-market. We do not invent Front Range storefronts.
Does elevation change the spec?
Yes. Front Range freeze plus UV is not a mountain short season and is not Eastern Plains freeze. Tag each site so the mix and calendar match.
Can you bid a Denver lot and a mountain lot together?
Yes, if both are in the RFP. The mountain site needs its own season and access notes. One contract, two climates.
Do you pave residential driveways in Colorado?
No. Commercial parking lots, industrial yards, campus and hospital lots, and public work only.
