High-desert UV and mountain freeze need different notes.

Albuquerque sun oxidizes mix, Santa Fe still freezes, and Las Cruces is hotter and lower. Monsoon water finds every low spot — send elevation with the site list.

Why this market

UV, monsoon, and freeze that shows up with altitude.

High-desert sun oxidizes mix and cooks striping faster than a cloudy-state spec expects. Monsoon cells pond on lots that were never graded. Albuquerque, Rio Rancho, and the I-25 / I-40 cross are the volume: distribution, national retail, medical campuses. Santa Fe and mountain sites still freeze — a valley-style mix at elevation is a year-two failure. Las Cruces is hotter, lower, and closer to a desert heat book than a Santa Fe freeze book. NMDOT-adjacent yards and municipal lots come with heat and drainage notes. What fails here is oxidation, ponding after a monsoon, and a single statewide section. If the package is Albuquerque plus Santa Fe plus Las Cruces, tag elevation and freeze per site. Incomplete drainage notes show up in August, not in the bid tab. Night work belongs on live campuses.

Headquarters is Charlotte. There is no invented Albuquerque office. Commercial and public only — one licensed, insured NEXTPAVE contract, not a recruiting page and not a metro storefront map. Crews deliver in-market. We do not publish a high-desert phone or street address we do not operate. Albuquerque, Santa Fe, and Las Cruces are one contract when the RFP names all three.

What fails here

Climate and traffic the spec has to name.

A statewide mix note is how a New Mexico lot fails in year two. These are the failures the Charlotte desk prices when they are in the package.

Valley section at Santa Fe elevation

Mountain freeze pries open a desert mix. Elevation belongs on every northern site.

Monsoon ponding left off the grade

August cells find low spots. Drainage is not a Las Cruces-only note.

Striping specified without high-desert UV

Sun cooks markings. Live retail lots need a marking note that matches the light.

Where the lots sit

Albuquerque volume. Santa Fe freeze and Las Cruces heat if named.

Albuquerque, Rio Rancho, and I-25 / I-40

Distribution, national retail, and medical campuses that stay live. Heat, UV, night work, and monsoon drainage belong in the first number. This is the crossroads volume — still high desert, not a coastal pad. I-25 and I-40 yards take truck turns that shove a thin overlay. If August ponding is already on the lot, send photos with the plans. August monsoon water on an I-40 yard is a grade failure, not a sealcoat extra.

Santa Fe, Las Cruces, and the rest of the high desert

Elevation freeze in the north, southern heat in the Mesilla Valley, and public yards. Attach every site. Santa Fe is not Las Cruces. We bid the sites you list, not a statewide cartoon. Mountain freeze needs its own section; Las Cruces needs heat and UV. If both are in the RFP, tag them so estimating does not apply one mix. Santa Fe elevation freeze is not a Las Cruces heat section with the city swapped.

What to send

A complete New Mexico package.

New Mexico estimating needs elevation, UV, and monsoon notes per site.

  • Albuquerque / Santa Fe / Las Cruces or elevation tag on each lot
  • Monsoon ponding and existing drainage failures
  • Freeze notes for mountain and Santa Fe sites
  • Night or live-ops windows on campus and retail
  • NMDOT-adjacent or municipal addenda

Scope

Commercial services we bid in New Mexico

We bid mill and overlay, parking lots, patching, striping, and ADA on commercial and public sites. Residential driveways are out of scope.

FAQ

New Mexico climate, national prime.

Do you have an Albuquerque paving office?
No. Headquarters is Charlotte. New Mexico commercial work is bid from that desk and delivered in-market. We do not invent high-desert storefronts.
Does Santa Fe need a different spec than Albuquerque?
Often yes. Elevation freeze is real. Las Cruces is a heat book. Tag each site instead of sending one statewide mix.
Can one RFP include Albuquerque and Las Cruces?
Yes. Different heat and elevation notes. Name both. Monsoon drainage belongs on both if the lots pond.
Do you pave residential driveways in New Mexico?
No. Commercial parking lots, industrial and distribution yards, campus and hospital lots, and public work only.

Estimating

Send the New Mexico spec with elevation and drainage notes.
